Off-market Texas property, underwritten before it reaches you.

We buy distressed and pre-market houses direct from sellers and the agents who cannot list them retail, then pass them to a closed list of investors at a price that pencils. Rentals underwritten to a 10% cash-on-cash target. Flips with the spread on paper before you drive out.

Three ways the same house can work for you.

Every property is underwritten both ways before it goes out. You choose the strategy; the numbers for each are on the sheet.

Buy and hold

Underwritten to a 10% cash-on-cash target

Houses bought far enough under market that they cash flow from month one with sensible leverage. We underwrite rent from real comps, not a listing, and carry a vacancy and management allowance whether you use a manager or not.

  • Rent comps and a rehab scope on every sheet
  • Taxes, insurance, vacancy and management already in the number
  • Held for years, not flipped in months

Fix and flip

Spread on paper before you drive out

Purchase price, an itemised repair estimate and an after-repair value backed by closed comps, so the margin is visible before a site visit. The houses that were never going to sell retail are the ones with room in them.

  • ARV from closed sales, not active listings
  • Repair scope you can hand to a contractor
  • Selling and holding costs deducted, not ignored

Buy, renovate, rent, refinance

Pull the cash back out, keep the house

The same discounted purchase, renovated to rental standard, rented, then refinanced on the after-repair value. Done right, most or all of your cash comes back out and the property keeps paying.

  • Underwritten to the refinance appraisal, not the purchase price
  • Rent and ARV both on the sheet, because both matter here
  • The long game for building a Texas portfolio

How a deal reaches you.

Four steps. The first one takes two minutes; the last one takes 21 days.

Get on the list

Tell us your markets, your strategy and how you fund. That is how we know which deals to send you and which not to.

We source and underwrite

Distressed, inherited, behind on payments, expired, withdrawn. Bought direct from the seller or through one of 100+ agent partners, then run through the sheet.

The sheet lands in your inbox

Photos, the numbers, the comps behind them and a time to walk it. Ask us anything about the property; we bought it, so we know it.

Close at a licensed title company

TREC promulgated contract, licensed Texas title company, funds wired at closing. 21 days is the norm. Faster if you are cash and ready.

What is on every sheet.

Most deal flow is a photo, a price and an adjective. Ours is the underwriting we did to buy the house ourselves, handed over so you can check it.

Nothing is hidden in the number. Our margin is in the price you see. There is no fee to join the list, no fee on the deal, and no surprise at the closing table.

Comps you can verify. Closed sales for the ARV, leased units for the rent, addresses included.
An itemised repair scope, not a round number. Roof, systems, cosmetic, in that order.
The assumptions, written down. Financing, vacancy, management and selling costs, so you can change them to yours.
Both strategies on one page. The rental case and the flip case, side by side, for the same house.

Illustrative example to show the format; not an available property. Cap rate is net operating income over all-in cost. Every figure is an estimate built on the stated assumptions and none is a guarantee; actual rents, repairs, resale values and timelines vary with the property and the market. Change the assumptions to yours before relying on any number.

Who this is built for.

Our deals move quickly and are bought as they stand. That suits some investors well and others not at all, and it is better to say so here than at the closing table.

A good fit

  • Cash buyers, or investors with a hard-money or private lender already in place
  • Landlords adding to a Texas portfolio who want the underwriting done before they look
  • Flippers with a crew, who want the scope and the comps up front
  • 1031 exchange buyers on a clock who need a closeable property, fast
  • Out-of-state investors who want one point of contact and a licensed title company on every close

Probably not

  • Buying a first home to live in; these are investment properties sold as they stand
  • Financing with a conventional mortgage on a 45-day timeline; most deals are gone by then
  • Looking for a turnkey property with nothing to do; ours need work, that is where the margin is
  • Wanting a guaranteed return; nobody honest can offer one on real estate

Straight answers.

Does it cost anything to join the buyers list?

No. There is no membership fee and no fee on a deal. Our margin is in the price on the sheet, and that price is the price you pay.

How do you make money, then?

We buy the house first, direct from the seller or through an agent partner, at a price that leaves room. When we sell it to you, the difference between what we paid and what you pay is our margin. It is in the number on the sheet, not added on top of it.

Can I walk the property before I commit?

Yes, and we would rather you did. Every sheet comes with a time to see it. We own or control the property, so access is not a negotiation.

Is the 10% cash-on-cash guaranteed?

No, and be wary of anyone who says otherwise. It is the target we underwrite rentals to, using the assumptions written on the sheet. Rents, repairs and interest rates move, and your result depends on how you finance, manage and maintain the property. Change our assumptions to yours before you rely on the number.

How fast do deals go?

Most are spoken for within a few days of going out, some within hours. That is why the list asks about your markets and funding: so the deals you get are ones you can actually move on.

What if I need financing?

Hard-money and private lenders close inside our timelines every week. A conventional mortgage usually does not. If you are financing conventionally, tell us; some deals can wait, most cannot.

How does closing work?

A TREC promulgated contract, closed at a licensed Texas title company, funds wired at closing. 21 days is the norm and we can go faster for cash. Nothing homemade, nothing off-paper.

Do you offer property management, or a fund?

Neither. We sell you the property; it is yours. We do not pool investor money, manage properties or offer shares in anything. If you want a manager, we can point you to the ones our buyers use.

Join the buyers list.

Tell us where you buy, how you buy and what you are looking for. Deals go to the list before anyone else sees them, matched to what you told us. Two minutes, no fee, and we will not send you houses you cannot use.

No fee. No spam. We never share or sell your data.

About the numbers on this page. Cash-on-cash, cap rate, profit and similar figures are underwriting targets and illustrative projections based on stated assumptions. They are estimates, not guarantees, and actual results will vary with the property, the market, financing terms, repair costs, rents, vacancy and how the property is managed. Past acquisitions are not an indication of future results.

What we are and are not. PrimeAcre Homes buys and sells real property as a principal. We sell whole properties to buyers who take title in their own name. We do not pool investor funds, sell shares, interests or notes, manage money or offer any security. Nothing on this page is an offer to sell or a solicitation to buy a security, and nothing on it is investment, tax, legal or lending advice. Consult your own advisors before buying any property. Real estate involves risk, including the possible loss of principal.
